Mortgages which have ended

If you have an existing Interest Only mortgage which has ended, or is ending shortly, your current lender may have contacted you to discuss settlement of the capital balance.

 

We understand that this may be a concerning time for you and would like to help. If you are not ready to downsize or utilise another means of repayment, it may be possible to arrange a mortgage elsewhere with the new lender providing  the funds to redeem your existing loan.

A new mortgage in later life

Whilst many of the larger high street banks and building societies restrict their lending to a maximum age aligned with retirement, there is still an abundance of choice for mortgages in later life. 

 

Mortgages may be taken on a Capital Repayment basis or on Interest Only where certain lending criteria is met. There is also the option of a Retirement Interest Only mortgage which is only repaid when you pass away or move into long-term care. Joint Borrower Sole Proprietor - a possible solution for you

With a Joint Borrower Sole Proprietor mortgage, there will be (usually) one borrower who is the owner of the property (the proprietor) and another borrower who is not. The second borrower should be a family member in most cases, although with some lenders there may be the option of this being a friend, subject to criteria. The second borrower’s income will be used towards assessing the affordability for the new mortgage and, whilst traditionally this would be a parent on behalf of their child, today’s market permits a reversal of these roles.


With one particular lender, a younger applicant or applicants, may be added to their parents’ mortgage and, provided that the affordability for the mortgage is met by their income alone, the maximum term of the mortgage may be based on their age instead.
